Casita or Guest House?

Property has 1100 SF, fully finished (kitchen, full bath, laundry area, living room and bedroom), detached -- casita, mother-in-law quarters, or guest house? Is one name more correct than the other? Main residence is 5000 SF. What ya think?

Casita is how the owner refers to it. Property is a "pocket listing" so nothing available in MLS. Used as "mother-in-law" quarters. Hey Vegan - glad to hear that snake wasn't in Vegas.

The call them guest houses or guest quarters here in TX. The form calls it an accessory unit. Fannie Mae knows all.

I agree, I check accessory unit and label it as a casita on the 2nd page in the basement section or the last line for adjustments on the grid if there is a basement also. I had never heard the term casita until I moved to Vegas, I always knew them as guest qtrs or mother-inlaw qtrs.

Parcels don't matter here. You can have one property with 1-4+ parcels. Homestead laws here in TX and screwy title work destroy the parcel angle. It matters more how the property title work is done.
