Where does it say only FSBO?

Right at the beginning of the paragraph you highlighted.

The field is asking for DOM and the UAD definition is "continuous days" of a listing in MLS. The highlighted paragraph indicates CDOM may be reported on an off MLS listing. Don't think it really matters either way you want to do it. As long as you are explaining which you put in the field and why you chose to do so.
 
I haven’t seen where folks are looking when making their arguments. On Page 1 where you talk about the marketing history, you must state ALL history for the past year. Therefore, if it was listed for sale and then taken off the market for a while and then put back on, you state both and include all days, breaking it up between the two listings.

For the sales comparison approach, I stat the days from listing to contract. In my state, it can be a good 2 to 3 weeks between offer to P&S. In that time, they are not taking offers but the property is still officially on the market in case the offer falls through. Client wants the “meeting of the minds”date.

so what would you use in your report for the example i posted if using it as a comp? would it be 3 days or 106?
 
You need to look at the qualifier at the beginning that shows when you can do this. The devil is in the details.

I stated in my initial comment that you "may" put CDOM in the sales grid, which is a true statement. The devil is in the details.
Only being able to do so for FSBO and not MLS makes little sense, to me.

so because the agent took it off the market for 5 days and then relisted it under the same MLS number at the same price so it would appear to be a "new" listing for search purposes, you would ignore the other 103 days, almost 30 of which being the same price as it was "relisted" for? wow.

reading comprehension beats you again! you should really read what you are commenting on before you comment on it. it can't get any more clear than pictures showing you the data...

i get you not wanting to play anymore. people tend to shy away from others who show them their faults.
