Can someone say pro-rated rent, with a buyer receiving either a proration from the seller at closing or a demanded reduced price by at least the PV of the unused rent. Last closing I had with a billboard on it with a prepaid annual rent, the rent was pro-rated from the day of closing. but I also like the idea of taking out the small parcel and selling only the unused portion of the property thus not transferring the liability to a new owner.
