Census, Population Of States

Frank had a post that mentioned how many appraisers were in Texas. It made me wonder how the ratio of appraisers topopulation compared to North Carolina.


Texas 20,851,820 (population).......appraisers 5,203 ( 1 /4007)


North Carolina 8,049,313 4,000 (1 / 2012)


It appears that NC has about twice as many appraisers (per capita) as Texas.

Bob, does the census count include the non-resident population here in Texas. It could be a larger number. Go on any residential construction site and you will find no resident employees building the homes. Of course they are elsewhere too, I just can't find anybody that speaks english on construction sites. :lol:
 
I guess not! Funny but NC is in the top five states for Hispanic population. We have lots of hardworking Mexicans here doing hard, tough dirty jobs that other folks are unwilling to do.

I found the population data for each state, but where do you find the number of appraisers in each state? That has been a question for years at numerous appraiser classes here in Indiana. No one seems to know where to find that information. Any ideas on this? :yellowblack: Thanks, Dave
 
It is published quarterly in NC in the publication (The Appraisereport) all appraisers get from the state boad. The TEXAS number came from Frank's post.

Some states publish their numbers and I guess some don't. The ASC has some numbers but they likely would not include apprisers not on the National registry.
 
Try this site. It does not give a total, so add 'em up if you like. Clik on the Appraisal Board and search for all appraisers in Indiana.....then add 'em up.

Appraiser to population ... interesting ratio ... how about residential appraisers to housing inventory?

Seems to me that comparing appraisers to the housing inventory (single family, town homes, mobiles, condos, etc) would yield a ratio of appraisers to potential work and eliminate such things has family size, states with a lot of large properties (ranches, estates, etc) vrs states with higher densities (subdivisions,etc.) Would be an interesting comparision.

Nevada had 827,457 housing units as of 2000 per the census and currently 744 residential appraisers including interns or 1,112 housing units per appraiser ... actually more since we're building 30,000+ units per year, now estimated at 900,000 + or 1,213 per appraiser.

Whats your ratios?
 
This probably has nothing to do with anything, but we just put together a comparison between the percentage of appraisal licenses/certifications from the ASC registry in each state and the count and distribution of active FHA roster appraisers, which, even if irrelevant to the discussion, may still be interesting, and it can be viewed in pdf here:
