AMCs aside having a license does not guarantee anything other than someone passed a test. how many idiot drivers do you encounter every day who passed a test and got their license?

I was making about $60k before I switched careers out of commercial appraisal. Once I passed the demo and earned my MAI it probably would have been about $70k. However, that was working 50+ hours and lots of stress from deadlines. Now I work for the federal government 40 hours a week and make about the same with a whole lot less stress. However, I had colleagues who could bill twice what I did, if not more, so they were making in the $100-$150k range. Ultimately I knew it wasn't a good fit as I couldn't get reports out the door fast enough to make more money.
 
I heard there is a dude at the NoVA CBRE that billed $1 million last year. What is 40-50% of that? lol

If you specialize in something, sometimes you can charge exorbitant fees. I remember appraising a 120,000 SF manufacturing facility and their first call was to a guy that became known by writing an article for industrial properties and quoted them $100,000 to do the appraisal. I also have an article published, but suffice to say, those fees aren't quite what I am getting :mad2: But commercial fees can be all over the place and some that specialize in certain types of properties don't have the high fees that you might expect. I remember appraising a property with a proposed addition and someone that specialized in that type of work flew halfway across the country to do that prior appraisal for $6,000. The report was 220-pages and while there was certainly some fluff that was undoubtedly in all of their appraisals of like-kind properties, I don't see how he could have made much money doing that.

Maybe that was the work that he was procuring and reviewing. $1 million in work on the production side is unbelievable and there has to be more to the story. The most i've ever heard someone personally producing is in the $600's and that person worked all the time.

I was told the guy is on the production side. I don't think he does that every year. Probably his best year. Unbelievable is right.

It's all a trade off, the nationals can charge more, but the overhead is much higher. A $6,000 appraisal would likely require anywhere from $500-$1,000 in travel expenses along with $100-$150 temp license (if not permanently licensed). Also, you burn an entire day traveling. You can still make money by leveraging the resources, but most people don't understand that the fees are necessarily higher for these reasons.
