Certified General Exam Failure

Definitely have learned some things. I downloaded the compucram free trial and the questions, from the 5 or so I got, seemed more complex, but not as detailed as the exam itself. I think I will buy the compucram, master that, and while I am at it, I am going to pull out my AI books and the AI student handbook on the areas I know I struggled. I think that if I would had known how to do cash equivalency, I would have passed. Most of the questions were about owner financing that is better than market financing, figure it out and what the adjustment is necessary. I was trying to back into it, but still couldn't do it. I remember hearing about it a long time ago, but thinking back, I have never worked on an assignment where there was any type of owner financing.

New day. A little ****ed off today and more motivated than ever. Ordering Compucram for continued easy stuff and keep my base knowledge sharp, scouring through AI books in my problem areas and harder stuff.

I will pass this test next time. :new_2gunsfiring_v1:
 
You may wish to adopt some study habits that will serve you better throughout your career than merely cracking the sample questions from exam prep software.

Get hold of several good texts (Income Property Valuation, Kinnard) etc. Place some in your bathroom. Read them throughout your day. Spend extra time on the portions of discourse that illustrate your weaknesses.

Spend some time every week, at least, going over course and seminar materials.

IOW, read, read, read.

It also won't hurt to offer up your opinions here on the forum.

Don't give up, and don't get discouraged. You'll do fine if you at least follow this last advice.

Thanks, I was hoping since I went through the AI courses and did well, that just refreshing would be enough. I grossly underestimated this test. Also there has been no one in our metro area that has taken the test since the education changes in 2008. I wish I had found this website before the test!
 
Compucram is good for all except the income approach. For that, study and study again the Basic Income Cap material from AI. You don't need to cram on on the Advanced Income Cap material. There might be a couple advanced questions on the exam to separate the stars from the crowd, but your time is better spent studying the basics. You will pass knowing that.

For people that have been in the field and out of school for awhile, the very basics of general valuation theory and real estate law can be rusty. Compucram will cover that info.

Now, THAT is what I call getting up, dusting oneself off, and carryin on........
That's the spirit.
(I will never forget studying for the CG exam.........weeks, days, and nights, hours and hours, and all worth it. The exam itself took every second of the allotted time, including a review of the more difficult problems and my answers, to the minute....)
 
db...sorry to hear about your experience, I might recommend that you should not use test prep software. You already know the language and style of the questions, anything more than that the software will just disappoint you. In regards to text books, 13th edition, 5th edition dictionary, Residential Appraising (not sure what edition), and the ASFMRA basic appraising book. Read...read...read that's how you will pass, know the information within the text books. When I take tests, on my cheat sheet I jot down the number I knew I got right, the number I think I got right and the ones I clearly guessed at. After I have gone the entire test I tally up the "knew I got right" column if that exceeds the passing score I tinker around the with the "no way" column. If the number does not pass, I then go back over all the kind of s and no way column.

I'm not sure that will work. The test center gives you a few sheets of scratch paper, say three, and you must return them before you get three more. They're determined to make sure nothing leaves the test center.
