Certified Res online practice exams?

I've been doing Compucram Certified Appraiser exams and vocab. I'm up to 90 on the simulated exam.
I've read people saying it is a little simplified compared the to actual exam.
But then I read people saying that the Appraisal Institute exam prep is too complicated and throws crazy math questions at you that won't be on the test.
I kinda just want to take a few practice exams.
Any advice?
 
My advice is to understand the concepts and read each question thoroughly and eliminate the unnecessary information. Know the six functions of a dollar. Know USPAP. On your first time thru answer the questions you are sure of and then go back and answer those you didn’t after answering the ones you do know. Know how to operate the 12C. Get a good nights sleep and take a deep breath before beginning the test.

Not a single mention of the 6 functions on the compucram review.
 
Kind of tough to do the income approach if you don't know the six functions. Now since you have taken the classes it should be more of a review than new material.

I learned that in the coursework for licensed residential, but the six aren't on on any of the review materials. Unless they are and I just don't realize they are "the six" and I just know them well enough that they aren't standing out. But nothing even resembling "The future cost of a dollar" type stuff.. I just use the HP12c for the math questions, amortization etc. I know a little algebra so I only need to the basic formula and I can cross multiply it out to whatever outcome. Different combinations of cap rate, some basic recapture stuff and some expense ratio stuff.
 
That's about what I was getting when I was doing the compucram tests. After a while you start recognizing the questions. The way the test questions were worded was different than the compucram tests but as long as you understand the concepts covered you should be fine.
 
Dude, forget the license and become an electrician or a plumber. You'll do so much better.

Besides, you don't even need a license anymore. Just sign up with one of the big six AMCs and start measuring, taking photos and using Cubi Casa.
 
I just took the exam in PA. If you are using a Pearson vue location call ahead and make sure you are allowed a calculator according to their system. I was not allowed a calculator even though my communication from the state on state letterhead explicitly says you are allowed to take a financial calculator.

I passed so I didn’t take it any further.

My advice is practice test taking strategy. The questions almost always have two answers that are immediately and obviously wrong so just eliminate them first.

Next I would say that compucram really helped, especially the depreciation of short and long lived item questions.

I would also advise that compucram USPAP questions did not include more recent ethical questions about new technology.

Lastly the test isn’t so bad. It’s just a bunch of multiple choice answers. Good luck.
