Good day All!

I pray all is well! I'm reaching out because I'm a licensed residential appraiser looking to upgrade my license to certified residential. I have attempted the exam a few times but I have not been successful in passing. I have been using the McKissock exam prep but I still manage to come up short. Does any one have any other study guides, tips, or recommendations for exam prep? I appreciate any assistance and thanks in advance!

Pay for and download CompuCram. Then study it and take their simulated tests until you consistently make in the high 80's. good luck!
 
Does there seem to be a specific part that you are not getting enough right. What part/s seems to be your weakness. Then you can focus there. Long ago the company that made the review r.e. test also had a appraiser test book. Might find it used on amazon or ebay.

When i took the test at the very beginning, i took the definition pages in my back pocket. Had to use bathroom.

Damien is right. Compucram is the way to go.
 
Tom nailed it. Doesn't matter if you get the definition of surplus land right or what is the NOI of a four unit generating $54,899 income on a leap year with 9% expected profit margin.

They both get you ONE point.

Eat, drink, sleep and visit the bathroom with your USPAP book. There is NO REASON you should miss ONE USPAP QUESTION. Those are gimme answers, free points. Paired with a comprehensive knowledge of basic real estate definitions, you should easily pass the test.
