i don't see where i posted you were a novice, i was merely using your vernacular.

"talk to them. it's not hard to do."

That is what one tells someone who has not been in the fray for more years than some appraisers have been alive. I not only "talk to them", I have been advocating for the appraiser and our profession since I first started in this business over 5 years prior to licensing & certification was required. I was a committee member of the Real Estate Educators Association when FIRREA was only a thought in Congressman Doug Barnard's pointed little head. That committee was asked, and made recommendations for the original criteria for licensing & certification of appraisers. I taught the first USPAP Class in a local real estate school from a fax copy. I hold appraisal instructor license number 2 in the state of Virginia. So you see, I have been "talking to them", many of "them" for a long time.

Thank you Don for your service to the profession,

and showing that the arm chair easy answer isn't the easy answer.

great, i am glad to hear it. despite all you have done and accomplished appraisers still face the problems we have today, so perhaps the approach you are using is not working. then again maybe it is for you, i can't tell you. i still never said you were a novice and have no idea why you think so but everyone is free to interpret anything anyway they see fit, so have at it. i did state that i don't have the solution and never said i knew of one, however listing everything you have done doesn't change the fact that appraisers don't hire AMCs, so sending them a letter telling them they are fired is pointless, which was what my original post contained.

i am a second generation appraiser who has been working in the field for almost 19 years. while i may not have as much time in as you i have seen my fair share and experienced more than enough to know what is going on in our industry. after all this time i have worked hard to obtain clients who do not give me the headaches we see posted here on a daily basis and i am actively changing my work path and moving away from residential lending as fast as i can. the writing is on the wall. i hope all appraisers do something to better themselves and their careers but i am not going to hold anyone's hand nor give them a pat on the back for complaining about the state of appraising today. if you don't like it, do something to change it. if you can't change it do something to change yourself. i chose the latter approach and it is working good for me. there is a great big world outside of residential lending appraisals...

Yes there is. In y 80 years I have served for 20 years in the USN retiring as a Chief Petty Officer. I have managed old fashioned drive on & indoor theatres across the country part time while on shore duet, and for a couple of years after I retired. I have worked in Medical research. I have been a Logistics Tech Rep as a civilian aboard Navy Vessels providing logistics support. and in real estate since 1972, a broker in 1977, and an appraiser in mid 1980's. And, have been able to raised 4 great boys and a beautiful daughter that have never been in trouble, well educated, and gainfull employed, and have a Grand Son who is on track to a Masters degree and a Grand daughter that is a Phd Candidate. That Sir, is a "great big world".

well good for you! congratulations!

I belong to 2 state coalitions, NCPAC in North Carolina, and VaCap(founding member) in Virginia
You guys at VaCap need to stop spreading the myth that the Virginia Real Estate Appraiser Board Guidance Document regarding Customary and Reasonable Compensation for Fee Appraisers
published on February 23, 2016 established the VA fee schedule as a minimum or floor for C&R in Virginia as some of you VaCap guys have asserted. That assertion is demonstrably false and repeating that myth hurts VaCap's credibility and does not help appraisers who are led to believe something that is demonstrably false by such statements.

I have to agree with this post. In fact, I was puzzled why they even issued the document. The document says an AMC/lender can satisfy the requirement one of two ways. The net effect is, one using the VA fees would be paying $550 for an REO whereas someone using the other protocol could (and is) paying $300 for REO's. How can a spread that wide for the same product be considered "reasonable"?

i still don't see the point. appraisers don't hire, or employ, AMCs - lenders do. if you want to get rid of AMCs convince lenders they don't need them. telling that to AMCs, even with a million signatures, means nothing.
I agree. I had a small local credit union lender say that they had to order from an AMC. So I walked into the President's office and talked some sense into them, showing that they don't have to use them and how AMCs just add time and cost to their client along with hiring incompetent appraisers who have to skip steps needed to produce a credible report in order to lower fees and speed up TAT to make up for the AMCs added time and fee.
They ended up creating an appraisal dept and fired their AMC. ;)

And you "caught" Bigfoot and are hiding him in your basement too!!!! :ROFLMAO:

I had emails to all the lenders with acceptance to fire all AMCs, but Hillary deleted them.
