Things are just starting to get interesting down here, fingers pointing, builders/subdivisions getting named, couple of lawsuits....

IIRC this started to surface in Florida first. So Florida appraisers, what's the scoop? How is this playing out in the market? Is there a stigma or other reactions? And how are appraisers handling this in day to day practice?

*A friendly note to the Mods: Please don't move this to the Florida forum, I can't post, start threads or read anything in there.

I'm in central Florida and have not yet had an appraisal where this drywall was used. I have been watching the papers and am trying to stay update about it. So far I have not heard what effect it is having on the values of homes that were built with it.

There was a story in the LA Times, so it's not just a FL issue. I know of nothing built around here with it. Doesn't mean it's not out there.

They send us poison pet food, baby food, drywall, and all manner of cheap plastic crap. We give them IOU's from Uncle Sam. Who's got more debt than Michael Jackson, and is not in as good of health. :Eyecrazy:

Interesting. I was under the impression that this was a regional issue mainly caused by a shortage in 2005 which allowed the Chi-Coms to pass off their waste as drywall.

Between approximately 2004 and 2007 defective drywall was imported to the United States from China. Since 2006 more than 550 million pounds of Chinese manufactured drywall have been imported into the United States through ports in Florida, Louisiana, Mississippi, Texas, North Carolina, South Carolina, New York and New Jersey. According to the US Consumer Products Safety Commission homeowners in 18 states and the District of Columbia have reported their experience with negative health symptoms or the corrosion of certain metal components in their homes which are believed to be related to the presence of drywall produced in China. The states most effected with defective Chinese drywall are Florida, Alabama, Arizona, California, Georgia, Kentucky, Louisiana, Mississippi, Missouri, New York, North Carolina, Ohio, Tennessee, Texas, Virginia, Washington, Wisconsin, Wyoming, and the District of Columbia.

This pretty much sums my situation. No one wants admit they have this stuff, the Realtors I've talked to say the word on the street is "Don't ask, don't tell" and the builders don't want this out. But now the cat is out of the bag for a couple of builders/subdivisions and it's mainly because the issue can't be ignored any longer. Supposedly electrical systems are failing, appliances are dying and to a lesser extent plumbing problems are occuring. Along with that there are claims of health issues.

From what I've read and a few people I've talked to that know construction, this will likely turn into a disaster for the New Orleans area due to the rebuilding after Katrina.

Thanks for the info Rudy.

Where does this info hail from Rudy?

Contact me to get an article about Chinese Drywall

I have a recently published 8 page White Paper about Chinese Drywall, written by John Kilpatrick, Ph.D and Christopher Miner, MAI of the Greenfield Advisors in Seattle. It discusses appraisal issues.

PM me if the PDF did not attach to this and you want a copy.

This product can destroy a dwelling from the inside out due to the off-gassing of chemicals contained in it. It can also cause serious health problems in people who are exposed to it.

Appraisers primarily in the southwest, south and southeast US should become familiar with this junk. Somewhere between 22 and 41 states have had this product installed, in some cases as early as 2001.
