Chinese Drywall

Hasn't come up in my market yet. Then again my market is mostly older homes.
 
Are there any indicators on how to spot this drywall when doing an appraisal inspection?
 
I spoke with an agent involved in selling off remaining homes in a failed subdivision recently. He stated that, while the specific builders who bought this stuff can be identified, there is no certain way to tell if the stuff behind the paint is Chinese drywall or not.

If it is determined that Chinese drywall is in a house, there is no way to be certain all the drywall in the house is Chinese drywall. He said, due to the corrosive effects of the offgassing, if a house has Chinese drywall, a gut job is required to correct the problems it creates. Everything in the interior must be stripped to the studs and the interior rebuilt.

In a dead subdivision where nothing is selling except at deep discount, it could be more cost effective to scrape the site.

You can't. Everything has potential liability issues. I'm surprised the E&O insurance companies have not issued boilerplate CYA comments on the issue for addition to the appraisal.

It's only a matter of time before I come across a home built with this stuff. I think I need to come up with my own disclaimer.

I started a few months ago making a comment that I have no knowledge of the Chinese drywall in subject however I also state that I am nor trained in this area, just as the same as I am not a Home, Termite, or Mold Inspector. & If client has any concerns a inspection by a Trained profession in one of these areas is always highly advised.

You cannot "disclaim" your way out of liability. If the issue is something an appraiser using due diligence should have discovered, disclaimers or CYA statements are a waste of time.

You guys seem unfamiliar with the internet... Just kidding.

It never hurts to just punch it in the top line, and add .com to the end. Check everything on Google, and you'll never have to ask where to find anything online ever again.

Key areas to watch for drywall effects are copper based surfaces, air conditioning sheathing that is exterior of the home, or in the worst case scenario - you get dizzy, and it's everywhere. Previous thread on this issue reveals it's not just the drywall..... I've heard German manufacturers may have some toxic elements to kitchen plumbing equipment, as well as a few other I can't remember. I told my electrician friend about this, and he has already in the first month, found corroded copper ground wires in several locations where they normally should not have been. I'm surprised we don't hear of more electricians getting blown across the room because the ground is not functioning correctly, but maybe we are just not hearing about it...

Keep smoking cigarettes, and you'll have a mild acclamation to the chemicals present in these toxic products. In fact, try googling toxic products. Drywall is only the tip of the iceberg my dear friend....
