Cincinnati Appraiser botched my appraisal Square Footage is Significantly Understated

That is not only laughable but also is likely to produce a misleading appraisal report.


Saying that a 1/2' max variance in wall dimensions will lead to a misleading report is more laughable. Rounding to the nearest foot (which means it is within the nearest 1/2') for most houses won't matter. I would lay money down against you or anyone can walk into a house and notice a 6 inch variance in wall dimension and say that it will make a significant value difference.

That 1- 6 inch variance will probably mean nothing...unless you're trying to break into the movie business in Chatsworth, CA. :ohmy:
 
Hamilton County, like most of the counties in the area, round their measurements to the nearest foot. They have a formula for calculating the sf of a 1.5 story that is not logical, IMHO. If the first floor is 40x24, the sf for the 2nd floor is not 40x12. Not sure what their logic is but that is what they do.
 
If the appraiser made an error, he or she should revise the report. Keep in mind, that relatively small differences in GLA often have little or no impact on the valuation.
 
Always bring such concerns to the appraiser's attention. Most appraisers are human beings and will be agreeable to admitting such mistakes a lot of the time.
 
Haven't been on here for a while, but reading the prior posts, here's my two-cents.

I keep reading that the sketch does not show the two bedroom identical. Very rarely is an interior sketch to scale. GLA is based on exterior measurements.

I read the appraiser was in error for valueing the property as of early January 2011. Property taxes are in arrears in Ohio, the BOR appeals filed this year are of for the tax year 2011 with an effective date of appraisal of January 1, 2011.

How does the smaller value adversly impact the appeal??? I find many properties that the square footage is significantly smaller than what the court house indicates and this ussually adds strong support for a lower value.
