Client Asking For Response To Rebuttal To Be Placed In Original Report

Lenders and AMCs want such things addressed in the report rather than in a separate document for a very simple reason - it is easier track one document than two. :)
 
For those of you familiar with the VA, when the Tidewater Initiative is used, we respond in the report as to the additional sales submitted and their usefulness, or lack thereof, as support for the sales contract price. The difference in this procedure is that the original report is not complete and has not been submitted until this information is received.

Agreed, it provides a simplicity in location, Plus I do not want to run around in search of out of report docs. All in one place*
Simple is always good; We have reviewed the information provided and significant differences were noted, that do not support our research and in my opinion the Original report stands unchanged.

When the complaint to the state board comes in the mail are you going to have all e-mail transmissions from and to the AMC in your workfile?

Started doing that several years ago, actually I copy & paste their request into the report and my rebuttal goes under their Question.
Plus, I print out their question on their letter head and it goes in the file; CYA, your way or my way; my State License Law is specific in the performance of what an AMC is allowed to provide.
 
I too copy and paste into a "Multi page Supplemental addenda with signature" in Total. I had a few AMCs request that I remove the copy and paste of their request at first, now its a requirement of most. Go figger.:shrug:
 
It is most satisfying when responding to these requests and copying and pasting and then responding line by line to show the real intended user how asinine the request was. It points out that they should be subcontracting "reviews" to someone that actually understands the appraisal process rather than their current AMC of choice that uses someone with a poor grasp of the English language, doesn't understand the market dynamics of Real Estate markets, simple math and/or other relatively simplistic Appraisal Concepts etc.

Agreed; I do not pull any Questions out, they stay if you want a response, it's required in my reports. As I noted AMC / License Law or file a report for non-compliance with the State.
