I have done quite a few for lawyers (divorce, bankruptcy, etc...). If you can get hooked up with a lawyer that fights tax assessments or eminant domain cases you can get work there too.
I have done a few for neighbors and family members who were interested in selling their homes and wanted an appraisal to prove that their property was worth the asking price. Word got out about that "service" and I have gotten a few full fee orders as a result.
I always play nice nice with realtors when appraising a property they are agent on (buyer or seller). I give them my card and then turn the report as fast as I can without errors. I probably did 10 or 12 appraisals last year that were referrals from realtors (to loan officers) and that was with NOT going out after them.
Also, I have bought a new primary residence, 1 investment property and refi-ed another over the past 16 months. I never use lenders I do appraisals for when getting a mortgage for myself, but when I apply at a new company I ask every one of them for business. I have 3 new clients from that. I know they're still loan officers but I have almost every L.O. in each of those offices.
I have done radio shows with two different brokers I do work for. That doesn't generate much more than a few lengthy calls, but I have gotten a couple orders and I am sure that other lenders/brokers are listening to those shows as well.
One of the biggest things I do to keep and increase business is treat every borrower as though they were my best friend while I am in their home. I get good reports back from my clients all the time which results in loyalty and increased business and I also get the occasional referral from a borrower to a friend or relative. Often I am just a part of a pleasant experience and the friend or relative goes to the same lender, but I have also had the friend or relative contact me directly and order the appraisal for a sale, divorce, or refi.
If you could carve a new niche for yourself in your market, even a part-time one, it might help balance the fluctuating volume of work. HMMMMM . . . thought provoking. Let me know if you come up with anything good. I'll take the Maryland franchise.
