Climate adjustments

Washington DC ... Could the climate be considered extreme on older homes and moderate on newer? I looked at a hundred year old home this morning that had a warped floor, and no two interior doors were the same size any longer. Yet this would be considered a desirable, upscale-home.

If you look at Marshall & Swift, there are places to adjust for climate for both exterior and interior ... and in Tab D section, DC is kind of on the line for some climate factors...

Anyway, it's not "urgent," per se, but I am curious how others in my area rate the climate.

Yesterday, by the way, was definitely "extreme" :-)
 
Nobody can tell me if they think DC deserves an extreme over just a moderate???

I wasn't talking about the subject in relation to the comps at all ...

In Marshall & Swift ... when calculating the costs to replace ... there is a climate adjustment. Materials ... under extreme heat or wind or freeze, wear out faster.

My question, really, is could DC be considered "extreme," or is it just "moderate?"

I was just amazed at how warped this house was ... the floors, the doors--it was like one of those trapazoid funhouses at the fair...

If it is really important, call the building department in DC and see what standards they require. In the cost approach, I do not think it will make a significant difference.

I have no idea. The house had a crawl space--I didn't go in it.

As for Boyd's comment, I think it's only a dollar extra a square foot ... so he's pretty much right that it won't make a big difference. For some reason I was thinking it was four or five dollars before I made the original post.
