Cluttered Rooms

Just a thought. . .would you address a safety issue in an FHA appraisal if boxes and clutter prevented access to exterior doors or windows? Again. . .not just stuff on the floor you have to walk around, but significant boxes and items that could not easily be moved in the event of a fire. etc.

So, if you have any health, safety, soundness or security issues in any appraisal, would you report that? Photograph that? Make it subject to? Cost to cure? As-is?
 
I would take a photo of it clearly blocking a door, etc. and make a note beneath the photo that the exterior door was blocked by items at time of inspection, preventing exit.

I would let the UW make his/her decision.

yes. . .that is what I make conditional statements for.
 
Thanks for the feed back. Only two rooms were cluttered, they had one of their relatives pass and were storing their belongings in two of the rooms for the time being. I appreciate all of the feed back.

Foreclosures look that those pictures all too frequently. Stuff abandoned and tossed everywhere.

It's amazing what people leave behind when they leave in a hurry. I have encountered situations while doing foreclosed homes where there is (now stagnant) water in a bathtub with kiddie toys still in the tub and baby clothes on the floor next to the tub, partially eaten meals still on the table, unopened mail on the counter, bedrooms with clothes still in the closets or folded on the dressers, and boxes / packed luggage near the front door that they couldn't fit into their vehicle when they left.

It's sad and just one of the things I don't like about doing foreclosures.

I can't find the living room picture but it's pretty cool. You can play "Where's Waldo" with the cats that are in the photo peeking from behind the junk or inside boxes and things. :rof:
 
Inspection fee +. I sent them a photo sheet and description of the property and an estimated cost to remove the junk.
