Any person, performing appraisal review services, full or part time...

Please use diligence when preforming an appraisal review, and fully read both the appraisal report and the questions on the field review. That way you won't put comments on the field review form that are not applicable to the report that you are performing the review on. Also, make sure that when providing additional sold comparables that the comparables didn't sell after the effective date of the report that you are reviewing (Especially if they are not comparable).

Responses to discrepancies, that are not discrepancies, is a time consuming task; that does pay well by the hour... :new_2gunsfiring_v1:

P.S.- Go get Skippy! :flowers:

Are you suggesting that reviewers should follow the guidelines set in USPAP Standard 3. That is asking alot, in many cases!!!

Man, could I tell you a story.

Death to all incompetent reviewers!!!

I bet you could TC, but I bet it would take about as much time for you to tell that story that it took for me to write my rebuttal! :rof:

Not that I don't want to hear your story, but really, any story that has to do with real estate has a lot of details.

Review appraisers...

Any competent, professional reviewer knows this.

I went to a review class put on by out board a few months ago. I was appalled that many of the seasoned, competent appraisers didn't understand the first thing about how a review should be conducted.

A special reviewer designation is highly overdue. I understand NAIFA may be coming out with one later this year. Not a moment too soon!

The Competency Rule applies to all appraisal assignments.

Personally, I think your statements are misdirected. This should be directed to those appraisers whom are doing part time or occasional review work, not review appraisers. I think this is a result of appraisers whom are looking for work. They are not familiar with the forms and SOW necessary to perform a USPAP compliant review. I can completely understand your frustration if you have been a victim of Skippy. I think you forget he works on both sides of the fence.

My statements are not misdirected, a review appraiser performs a field review, bottom-line.

But, yes I'm sure that some review appraisers are more competent than others.

You are missing the point. Any licensed appraiser (except limited) can perform a field review. As Annemieke Roell noted there is no special designation. Are you a review appraiser? No, well guess what you can still do a field review. You directed your comments at review appraisers. There are some of us who perform a large amount of review work and very little refi, purchase... work. I have lost many of my review assignments in the past 6 months to appraisers, not review appraisers, whom are willing to perform a field review for $125.00 & get it back within 24 hours. These are appraisers whom are doing review work not someone I would consider a review appraiser. To get to the point the same Skippy that takes your work also takes much of the review work.

Timothy, since any appraiser can do reviews, what is a review appraiser? One that only does reviews? What if his first name is Skip? Is that any better than any other appraiser?

I agree, there should be a designation, but it doesn't take SRA or MAI hours to know and report BS when you see it and do so properly in compliance with USPAP and those poorly formed forms. The ERC course is 7-hours. A review course wouldn't need to be any longer IMHO. Too bad Skippy can take the class too.
