I did a co-op in 9801 Shore Road in Brooklyn, in the city StreetEasy is a big help, for Park Slope I have a Corcoran Broker that helps me with comps...

Does anybody have any info on comps in these buildings? so I don't have to run around to brokers. Shore Road is full of co-op buildings...

Sorry for not replying sooner -

Here are sales from GeoDataDirect.com - most units have 350 shares, with one 440 which sold for considerably more. I imagine the larger shares correspond to a larger unit.

Thanks Eric, the unit I'm doing is 440 shares, I'm still waiting for the completed co-op questionnaire which I hope to get in the next few months, I gave up calling after 10 times...
This is why I suggested that GeoData should let appraisers upload this kind of info, so we can share it with each other.

The president of the board complained to me that one of the units is defaulting on maintenance fees.....
heck yeah, if it takes you months to reply on a co-op questionnaire, and causing damage to the share holders, if they have locked in a rate that expires, then I don't blame them for defaulting....
