Cold Weather Solarium

Add on sun room. What is it? About 160 sf? It probably has more value as a sun room than an extra 160 square feet.
 
GLA - similar quality,insulation, finish, and year round utility as the residence. The model shown is predominantly insulated glass versus with steel framing versus "4 season sun rooms" which are predominantly vinyl or aluminum clad-framing with typical "house quality" roofing, and permanent heat equivalent to the residence - not merely plug in electric baseboard heating units or 1 or 2 ducts cut through rear (or side) wall of a house.

in this neck o' the woods they are VERY common and typically utilized (and marketed) as 3 season (spring, summer, fall) "sun/florida" rooms i.e. enclosed porches.

If the rest of the house was a greenhouse with glass walls, then it would be GLA. Otherwise, separate it and give it market derived contributory value. Not so hard ifn' you don't try too hard.:new_smile-l:
 
It is your call and I honestly believe it can be supported either way:

1) It is heated and thus can be GLA.
2) It is effectively otherwise an "enclosed porch" and is of a style that is traditionally a "3-season room" that is typically not counted as GLA.

I have seen larger such ones, such as the Burdick House in Racine County (which IIRC is an example of where it probably should be GLA).

To me the entry to the space would be the other deciding factor. If it is a doorway (that CAN be shut off) I would call it a 3-season, but if an open archway then it is GLA.

I wonder if I built a 1500 sf greenhouse with 3 BRs and 2 baths could I compare it to a 1500sf brick house? I know I wouldn't throw stones, but that's another ditty.:peace:

Once upon a time there was this tropical island Chief who lived in a grass hut palace. It was well known that he was very fond of fancy thrones and each year his subjects would present him with increasingly magnificant thrones.

Eventually these thrones accumulated to the point where there was no longer enough room for the Chief to live in his grass palace and he had to move away.

The moral to the story? People who live in grass houses shouldn't stow thrones.
 
No throwing stones, but what about passing stones? LOL
I don't known how you Eskimos do it, the Tropic of Cancer is my solarium. 1 weekend a month gets one through the winter.
