They don't release that information, but lenders who have access to the list have told me that there are very few appraisers on the list (less than 20 so far)

I wonder how that compares to MARI list and other blacklists. If Fannie doesn't have a problem with an residential appraiser, why should the appraiser show up on other black lists.

Imma gonna go with "because many of the others are for appraisers that didn't play ball on the hit-the-value game" for $100.

Because lenders have found fraudulent/really bad appraisals that Fannie has not or perhaps some of these appraisers are on Freddie's list....I still see appraisal reports that come across my desk in which the appraiser failed to mention external obsolescence or outright lied about the condition of the comps (don't some of these idiots realize that lenders use Google Earth to view the asubject property and that many times the comp listing (including interior photos) often can be found online...when a lender finds a dishonest appraiser they should not have to wait until Fannie adds the appraiser to their list...by that time it may be too late and they may have several repurchases as the GSE'S hold the lender responsible for the appraisal.

...I'd guess a lot of it also has to do with Post #32 also.
 
Why would there be fraudulent appraisals if the broker buddy system doesn't exist anymore?
Because we all know that no matter what system is set up to try to prevent fraud that some people find ways to game the system. While out and out appraisal fraud is much less frequent than it used to be in my opinion, I have no doubt that there are some lenders that still allow loan production people to influence the appraisal process and I have no doubt that there some small AMC's that are complete shams - setup for no other reason than to provide a lender the ability to feign compliance with appraiser independence requirements while actually allowing loan production people to select and/or influence the appraiser.

Sorry pal, as much as you hope that the old system of loan officer/broker selection of the appraiser returns, it just is not going to happen

With new politicians come new regulations. This is not a forever system. No kings/queens allowed. Only in ole England.

I wonder if i was on an AMC list and never made "value" that makes the loan work if they would keep me around?

True, but there is zero chance that a majority of politicians or the regulators are going to change the system anytime soon to go back to allowing loan officers or mortgage brokers to select the appraiser.

Keep on dreaming of the good 'ol days when your mortgage broker and loan officer buddies could steer mortgage related appraisals to you if that somehow makes you feel better, but even you must surely realize that this dream is just a pipe dream and is simply not going to happen.
 
The AMC buddy system isn't that bad for the brokers either.
 
How are appraisers on fannies blacklist if it is only a risk review?
