Oh yeah! It's there on Google Earth. Google's pic even has the train cars in the photo.
But skippy did not use it.
Might have precluded him from going two miles away for comps.

But who knows what Fannie's history of the place is? Someone will have to research and find out what day the track went live. And on what day people ""should have known" it was going to go live as that information would have impacted buy/sell decisions all along the track.
 
The CU will serve to make you look good in this case! We hope it does that, reward honest/thorough appraisers and call out the sloppy or skippies. None of us are perfect and can overlook things, but a RR track? Or asking HO a simple question does a train go by?
 
Almost all my reports except those in the down town area have N:Desert/Mountain. If they are surrounded by houses, then I use residential. The town is at 2,900 elevation. As the crow flies, the top of the mountain at 10,970 elevation is five miles away. So no matter where you look the mountain is right in front of you. And 92% of the surrounding land is desert. So what would be a spectacular view some place else is a ho-hum view here.

So are you using N/Res, or N/Mountians in your grids?
 
I click on N, then check mountan, then check other and type in Desert. I click on other for many of the choices in UAD. Since my entire county is my neighborhood I click on other and type the name of the subdivision. Same way on page 2 and Comps 4-5-6 pages. When the comparable is a listing I click on other and type in Active or Pending or Canceled (with the date of cancellation). UAD's other is a very handy choice.

I've been doing it wrong, in considering it was typical residential for the area and using N/Res instead of N/Woods.

I have always provided a lot of data in my reports since my very first mentor in fee appraising told me the first thing to always remember the reader of your report has never been west of the Hudson River so they have absolutely no ideas what New Mexico and Arizona are like.
 
I saw this recently from an appraiser sharing - and I believe it has some merit. They don't mind me sharing it with you
"A review of extra sales or additional data, without an accompanying explanation of why they are considered relevant or superior to the sales and data in the appraisal report, will require an additional fee beyond that already agreed upon for the scope of work in the appraisal order."
I'm not exactly sure how this will play out in terms of fees, but I do agree that if we are being asked to review someone's data as being different than our own, there should be some explanation first - not vice versa. I was notified of peer difference for view as well (there were NO view adjustments)
I have no problem seeing it from either side, but really, it had absolutely no bearing on adjustments or value as all my comps were similar view. It has been simply my opinion of how I VIEW things. I have no problem being taught to view something differently, as long as my learning curve is expediant and forthcoming. If we are to perform our tasks like computers, then I'd like to be given the opportunity to see the manual, and decide for myself whether I can adhere to the methodology.

Ah, love the desert Jo Ann...Mountains or not....except in Mid-summer. Getting too old to take that heat.
