But the confusion now is that since I re read the op. The OP has already included both lots in the appraisal and the value opinion.
What exactly are you confused about? I'm confused about your confusion.

That actually wasn't intended for you. I'm sorry you didn't get the original point of my question. I can see how it could be confusing.
 
The HBU is the current use...excess land. It is not needed to support the subject but can be valued and sold separately.
