Comments For Appraisal Under Contract Price

APPRAISED A 2 BEDROOM 944 SF RANCH WHICH IS UNDER CONTRACT FOR $355,000 AFTER 5 DOM. LISTING PRICE IS $320,000.
MY VALUE USING 6 COMPS AND STRETCHING AS FAR AS I COULD, CAME IN AT $345,000. NO WAY I COULD SEE $355,000. MLS STATS INDICATED A YTD INCREASE OF 5% WHICH I APPLIED IN ADDITION TO MARKET DERIVED ADJUSTMENTS.
I'M LOOKING FOR COMMENTS TO SATISFY LENDER AND BUYER THAT MY VALUE IS GOOD AND THE SALE PRICE IS TOO HIGH AND NOT JUSTIFIED.

Difference between $355K and $345K is less than 3%. What is your problem?
Also, is the market conditions increasing.
I'm noticing recent 3 months, more sales and more buyers coming into market.
 
Didn't know CAPS is such a turnoff. Didn't mean to get reviewers upset.
I'd been using CAPS for decades because it's easier. No need to use my pinky in pressing the SHIFT button.
When I clone my reports, I noticed the CAPS and I now make extra effort to retype to normal sentence case. The things I do to make a report look good visually.
I take that back.
While reviewing my report, I see I use CAPS on certain comments and paragraphs to make emphasis for reader to catch.
My report does look like a work of art. Mike be proud of me.
 
After cloning and I make some generic changes, my reports look better and better for the next cloning.
Fernando always learning and making his reports "look" better each time.
The problem with the new UAD form is that Fernando will have to start all over and see ways in making the long report more efficient and look good with appropriate canned comments.

Did i know that converting from lower to upper, or the reverse, is a right click option that can be applied to large blocks of text?

PITHINESS. WHAT A GREAT WORD. Wish I could remember the word George H applied last year to describe a less than desirable condition status. And i describe an area earlier this week as a "scullery."
