The OP shows "General Public". I'm thinking he is the owner, not an appraiser. I could be wrong.

Ohhh, another one for free advice. But here you need a commercial appraiser to determine if commercial, or not.

If retail could be done, then you have look at traffic counts and many other things related to zoning. I am like somebody else. Do you own this property or wanting to buy it? What is your interest in the subject property?
