I became certified residential in 2001. I would like to know if any of the initial classes be accepted, or do I have to re-take them? It seems a little foolish to retake appraisal principles, appraisal procedures, and 15 hour USPAP classes again.

Another question is do the classes have to be taken consecutively?:

Basic Appraisal Principles
Basic Appraisal Procedures
National Uniform Standards of Professional Appraisal Practice (USPAP) Course
Real Estate Finance, Statistics, and Valuation Modeling l
General Market Analysis and Highest & Best Use
General Appraiser Sales Comparison Approach
General Appraiser Site Valuation and Cost Approach
General Appraiser Income Approach/ Part 1
General Appraiser Income Approach/ Part 2
General Appraiser Report Writing and Case Studies

This was a discussion at the NYS Board meeting that I went to in October. I don't know how they resolved it.

It was mentioned that R1 is likely to have an equivalent in the new education requirements, and maybe R2 (they said that with doubt). I got the impression that it is unlikely that any of the other courses will have an equivalent under the new system. That would mean taking most everything over again.

It's best to check with the state on the answer.

I think that the classes are grandfathered, at least they are in CA

I don't believe the sequence matters except that you wouldn't want to take General Income 2, before General Income 1. If you go to the appraisal institute's website and look at each of the individual courses that you have listed, they should indicate what prerequisites are required, however they will allow you take the classes in any sequence of your choosing (I believe that you may have to sign a statement/disclaimer acknowledging the prerequisite requirement). The caveat being that if you want to enhance your ability to succeed in any of the courses, you should make sure that you try to take the prereq before you take each indivdual class.

You should probably call your state board for specific requirements, but if you intend to pursue the MAI designation, all of your classes will need to have been through the appraisal institute, although you may be able to challenge some of the courses. As far as the Appraisal procedures and principles courses, I am not aware of different offerings that have either a residential or a commercial focus.
