Thanks. It was an FHA report and I understand the requirement, especially since the appraiser was not from the area. Just wanted to make sure I wasn't being petty, or bitter and that this type of thing actually warranted a complaint. Also, the AMC said there weren't significant errors in the report. Should that be of concern?
Using comp (or other) photos does not necessarily mean that the appraiser did not inspect the sales from the street as certified in the report. So don't go there.
Not including original photos in an FHA report violates HUD/FHA assignment conditions. This is an appraisal report deficiency and they should have ordered a new appraisal from a different appraiser. This type of defect (and especially the second report with MLS and google photos) is grounds for sanctioning that appraiser and removal from the HUD panel.
I would follow up with this. That appraiser has no business being on the HUD roster of appraisers.
