Comp photo data base

I used to have a spreadsheet I used on windows to keep all comp basics and photos. Just put in address, zip code, photo, list/closed date, MLS# and my photo, but found it was more time consuming than time saver. Currently, I just have a comp folder in my subject workfile and add any additional comp pics there by address. I can usually pin down a comp pic I have by similar properties I've done nearby and then find them. Definitely not ideal tho.

Not sure about ACI, but I do export my previously used comps to the comp database in Total. It's not very user friendly and the search feature has never worked correctly for me. The map search is the only way I can find them and sometimes that misses them too.
 
Gee, maybe I don't (nor did) work enough to have much problem finding pictures of houses. I simply create a directory for photos. There I create a subdirectory for AR and OK since I work both states. Then another for commercial and residential under each. Then the next subdirectories are by year. Since a lot of smaller towns are involved, I then label photos by town hyphen address. example- Decatur-123 Buckner or Grove-345 7th. I also downsize the photos to reduce file sizes and not have to do it later.

As for comps, since I no longer use forms, I create a one page (2 for commercial) comp write-up with photo and label similarly in a comp directory structured like the photo directories. I simply pull them in the report as needed.
