Comp photo new requirements

Just another example of how the industry is getting watered down.

They should just replace 3.6 with my simple one question form.

1. Is your opinion of market value >= contract price?

Yes-sign here and be sure to include copy of license and E&O insurance. Your $25 check, minus tech fee of $21.99, will be mailed out in 6-8 weeks.

No-please see question 1.
 
What if you drive by comp and improvements are gone?

Did you screw up on H&B use?
 
Its not really a change in photo requirements; its a change in the required SOW.

In the certification for form 1004/70 the appraiser must certify that he/she complied with the stated SOW, which includes inspecting the comparables from at least the street.

That is not included in the 3.6 URAR.
Who is responsible for SOW? You deserve the little punch. Lol
 
They had to remove it. How else would their staff appraiser who's licensed in 15 states be able to churn out reports from 1500 miles away if he had to drive by a comp?

Fine by me. No one cares. I'm letting the borg do everything. Including the opinion of value.

These are scam artists you're dealing with, they know how to cover their tracks.

Beside the fact licensed appraiser is responsible for scope of work
 
Danny is certified USPAP instructor. He knows who is responsible for scope of work.
