I am appraising a free standing house that is considered a condominium as part of a complex of 45. The subject has 2800 sq.ft. and there aren't any comarables in the town or any surrounding towns. Can single family houses be utilized as comparables? Thanks.
 
A perfect example of this is Sky Meadow in Nashua, NH. The best comps would be detached single family homes even though it's classified as a condo.
