Anyone ever take comparable rental photo's for input into their appraisal reports?
I guess I should have stated for VA Appraisals. I can not find anything within the VA guidelines that states you have to take comparable rentals. You don't even have to take comparable listing, but it is encouraged.
I never said you HAVE to take a photo or it is fraud. I said ACCUSED of fraud. If you take the photo, there is no way you can be accused of not inspecting the comp from the street. Your reasons for not taking the photo are valid and I use them myself. I just state the reasons in my report. It is much more believable if you state it beforehand than if you come up with that reason after you are called out.Accused of Fraud??? This is DIRECTLY from pre-printed 1004 form.

First of all it CLEARLY states "comparable sale" second of all the pre-printed form has NEVER stated that the appraiser took an actual photo, there have been PLENTY of times I am trying to take a comparable sale photo of a property and there are people doing yard work in front of the house, washing their vehicle, having a Birthday party, I keep driving and use another source and explain in the appraisal report and NO I do not get out of my car and explain to them I'm an appraiser yada, yada, yada, in this day and age of crazies out there people don't care.
