Bad appraisals don't write themselves any more readily than guns guns commit homicides or spoons make people fat.

I think we should start publishing the names of appraisers who are taking low fees.

What right does anybody have to tell somebody else how much to charge for their services? None. It's a business decision how much to charge. Whether somebody charges $50, $500, or $5,000, it's between them and the client.

I hate AMC's as much as the next appraiser. I don't work with them, but there are plenty of appraisers that just don't want to deal with the headaches of working with mortgage brokers, or have a terrible time marketing their services.

I think we should start publishing the names of appraisers who are taking low fees. I just came across one today working for HSBC doing jobs for $200. If we published appraiser's names maybe they will stop taking the low fees and kill the business.

Anyone who would do something that foolish would quickly find themselves out of assets. Its is no ones buisiness what fees an appraiser charges. You question the quality of the work, not the fees OR the appraiser. I'm fairly confident there are many capable appraisers doing quality work for less than what you consider an appropriate fee.. Now, that said, I am also fairly confident there are a lot of quacks doing inferior work for below standard fees, but frankly I don't want to be judged by you or anyone else based only on my fee structure. Its none of your business.

You are probably right, but I bet they are also the appraisers who do horrible work. I think I may publish a list with the crappy reports they do.

Oh please....you sound like you are doing the jobs for under $200. I have issue......people who charge low fees kill the business. They start the slide downward.

I'm going to play devils advocate here. You say people who charge low fees "kill the business". Don't you mean they kill YOUR business? This is thae same argument for vilifying wal-mart and Costco. If you can't compete with someone who can do the job cheaper, thats your problem. Don't expect the profession to prop you up because you have a poor business model. A one man shop has much lower expense than a 20 person shop and can afford to charge a lower fee. Don't confuse a different business model with competence. And no, I do not do reports for less than $200. But as I said before, my fee structure is none of your business.
