Hello Appraisers Forum!

May all be well in your world. I have a client who requested me to do a "Compliance Inspection Report" for an FHA assignment I did which identified the subject having some issues. Has anyone done this on the special Compliance Inspection Report? It appears to be a jumbled mixed form for a Fee Inspector, DE Staff Inspector, HUD Inspector, and finally, an appraiser.

Regardless whether the work is compliant or not, has anyone included any legal verbiage or necessary jargon that should be included in my report in a Supplemental Addendum? I am curious since this is my first time using this form. I'd like to make sure I cover my bases and not have my head in the clouds. Any information on what else I might consider including other than the Compliance Inspection Form, the subject photos, and my license would be greatly appreciated.

One more thing...how much typically is charged for this assignment? I was offered $75. I realize it's a little on the low side especially with the request to do it tomorrow when this came in my email at the end of today's business day. Is it recommended to request a $50 rush fee for something like this or should I leave it alone.

I appreciate your time and response to making sure I am protected and not getting low balled for this assignment.

Thanks again and have a great night!

First off, are they asking for a 1004d or a HUD compliance inspection form? The latter is for new construction and mfg homes. The 1004d is for the rest.

The client didn't specify. I thought maybe it was a 1004D, but wanted to make sure. The latter you were talking about did seem overly involved for what the assignment entailed.

Are you qualified to determine if the work is in compliance or just that the work has been completed?

Is your subject new construction?
I'm assuming yes it is, therefore you're being asked for a CIR...I now turn down FHA new construction (had one 1-2 months ago that I turned down for this very reason)
