They don't operate in my area (yet) and have been somewhat uncommunicative for me anyway, but I'm interested to know more about how it works.
For example, if you put 3 lease comps in, then as I understand it, depending on your membership category, you get credits to allow you taking 3 or 6 lease comps out ...
Then, to get your most relevant 3 or 6 comps out -
Q. 1. Do you at least get to look at a much larger universe of potential lease comps of say one or two dozen or more ?
Q. 2. If so, how do they prevent you from copying down/scraping/screen shot etc ... all of the much larger universe of a few dozen or more lease comps ?
You get to see a much larger universe of potential lease comps but the majority of the pertinent information is "locked". Also, data that is significantly aged is often free to view, which can still have some value.
Compstak is the first resource that we use for finding rent comps, their service is awesome. I have my trainee do a day of market research so that our team can load up on points. You can also request that they provide you with points instead of gift cards.
its a peer to peer service. So it works best if you submit data, as well. Its usually good for two or three good comps here, but getting better as it gains critical mass, so to speak,
