“” Was Not the Subject”” You you you are hilarious! So the lender “ has instructed you to “do not contact the borrower “. So, as said, perhaps a pre- foreclosure of sorts. Again: If it’s an As-Is on the Day of Inspection not sure you can just “ assume an aged not known condition”. That’s an Exception out of the direct instructions from Fannie.
I checked permits online and don't see any updates recorded so I'm safe to say same condition same as before.
Then again almost every updates to kitchen and bathrooms rarely do owners take out a permit. I call that unpermitted and can't warrant the construction.;)
 
But, they have probably had it rented out to some fools cooking meth and partying like its 1999, so maybe allow for a little wear!
 
I’m following this thread like I’m sitting at turn 3 at Talledega after 4 cautions and a rain delay, something is bound to happen. :-)
 
I just finished the exterior report. Let lender review it.
I have to move on to next appraisal.

By the way last year, I accidentally accepted an exterior for $170. Caught me on a bad day but I'm honorable guy.
Since then, I'd been bombarded with these $170 orders. Leave me alone. Fool me once....

There's an assumption this is not the case. Pretty sure it is an ordinary assumption. :LOL:
