Condo Horse Boarding Facility

Hey farmguy,
You think we could get steer jocks to pony up money for something similar? We could even hold shows in the indoor arena. The show facilities around here are getting ridiculously high rent, forcing entry fees to climb.

Not gonna happen. It's not trendy yet for city folks to own a steer.

Seriously we haven't faced that issue. Most of our Jack pot shows are in county fair barns. If you are just using the livestock barn the rent is pretty reasonable.
 
We should show in Texas (except I am not a fan of slick shearing). Here there are getting to be too many city folks in the show business. Little Buffy city girl arrives, takes the halter, walks in, wins, and leaves. Steer jock/fitter feeds, washes, fits, hauls, and does everything else. You either have a professional fitter or you don't win. It's as bad as the horse business. There is a show coming up that will cost $65 to compete for $500.00 It's time for a new hobby...

Seen it coming for the last 8 years in the livestock show business. It just took it a bit longer.

Wait tell we have another "Big Mac" I can see that happening again as well.
 
This garbage has come to our community. It's a money loser. Rich man's hobby.
 
Bank wants value on unsold units. Property about 2 years old, no sales in past 1.5 years.

I'd try to get a handle on what the subject property is. It seems to me that components don't have a "value" unless they can be separated from the whole and traded in their own market. Components might have a contributory value as part of the larger property.

This thing has turned into a Medusa.

The condo is structured so that there are extremely limited common areas. Areas that may normally be considered common area, such as the land, office, groomers' quarters, and storage building, are structured as a "unit" which has some areas shared with the other units.

All units, except those few "stall units" that have been sold are to be valued. What is the value of a unit which has land and building components, but which cannot be used for any purpose other than to support the other units. The owner of the "unit" can sell the unit, but it seems to me that this "unit" has only a business value.

What say the experts?

I think I previously mentioned that this property is part of a preservation easement for an adjacent and associated residential subdivision. The land is approved for use as an equestrian facility or fallow land only. The equestrian facility was required to be be built as part of an optional amenity package for the associated subdivision, but it is open to public use.

Someone said this one would be memorable...yeah, like a heart attack. (Which is due any day now.)
