As for your analogy, that's like a flight instructor walking over to the plane with the student and having to point out how to open the door. After the first time, if it was necessary to show him, I think the student will have it down fairly well.

Aaahaaaa! ;) .. So you ADMIT having to point this out to an eight year experienced appraiser is just like having to tell a flight student how to open the door of the plane!

There must be a misunderstanding Duck. I never felt I HAD to point it out to the original poster, Smokey felt he did and OPer came back and rightfully told Smokey that the criticism was out of line. It was obvious what the question was, the style vs condo thing aside from the topic name was not germane, and had Smoke thought about it for a minute, before slapping the guy around a bit, he'd have admitted to himself that the townhouse/condo thing was something appraisers learn before they are given their own clipboard. Instead, he came back and questioned whether I knew the distinction, which is totally ridiculous because anyone who has been an appraiser for 30 days knows the distinction, and even if he doesn't know how long I've appraised he can tell by my time on this board it has been more than a month.

Call me old fashioned, I just believe in a little bit of professional courtesy.
 
Its amazing how much time is being wasted bickering back and forth, lets move on please. Im sure we all have better things to do. I'll make sure Im perfectly clear and broad enough that every can understand in the future.
 
Jim - I'm glad you got such a good education. Unfortunately, there are MANY appraisers and even more trainees that DON'T know the distinction, and the OP didn't demonstrate that he DID know the distinction, you just assumed he did and went on. We've had people argue it up and down on this forum because so many didn't understand the concept. Furthermore, you've got lots of 'splaining to do if you use a PUD home as a comp for a condo. You really have to look at the rights involved to see if they're really comparable.

And finally, the bear's a SHE, not a he. Unless you're talking about my CAT Smokey Bear, who is a he.

It seems unbelievable to me. I can see some people getting confused between a PUD and a condo because condominiums often have a PUD zoning classification. Even that is a stretch yet I can see that a trainee might take a longer time to figure that one out. But when it comes to a townhouse, i.e., a fancy rowhouse, or 1/2 a duplex, or a semi-detached, I'd have to meet an appraiser who believed they were synonymous with condominium in order to believe such an appraiser exists.

Anyone out there now who believes, or believed such, after 1 month on the job?

So after this post, and the one you made before it, you agree an appraiser with eight years in service should have known the differences better and posted clearly in the first place then. Since anyone with at least 30 days experience should have known better, by your own statement about it.

Don't worry, your forgiven. It's just that it seems nine out of ten original posters can't bring themselves to post as "professionally" as Mr. Klos wants all the responses to be. I wonder how many that participate on the forum have considered that it is the quality of the original post that tends to set the pace for the quality of most of the following answers.

I only counted you, Mike and the Bear coming down on the guy, not nine of ten. And as far as I can tell Marcia got the original post quite easily too, as did Joyce and Gama, without criticizing its construct. The Bucket picked it apart and Ken rightfully clarified the Bucket's language, but Ken didn't criticize either. And come to think of it, Mike didn't really get on Brian, he just supported Smoke and made a jovial comment about licks and lashes.

This is disingenuous. I never said anything about your professionalism or the profesionalism of the other posters, my comment was in regards to giving professional courtesy. Professional courtesy is the respect offered to someone for their position. I give my auto mechanic professional courtesy, my A/C repair guy, the plumber, police, my kid's teachers, my doctor, the appraiser who appraised my house the last time, etc. This doesn't mean I am behaving professionally, but merely showing the respect to a person's education and expertise. I don't judge the extent of someone's understanding and knowledge in a 5 minute conversation, nor will I do it based on 19 posts.
