Conflicting info on lot sizes

Kevin, Marcia, P.E.,Stephen, Jo Ann, et al found your comments educational, and they prompted me to ponder the data heirarchy. I took for granted that the plat is my highest data available, and lost sight that the plat is ultimately derived from the highest source, the deed and its legal description. Thanks for the wake up.
 
There are several types of "plats". The only plat or map that counts is the recorded document, for example a recorded subdivision.

The assessor's and/or planning and zoning plats are for bookkeeping purposes only and do not have any legal bearing. Their plats or maps are only used to determine areas for assessment, illustration of acceptable site areas, etc. House plat/mortgage surveys are NOT boundary surveys and not enforceable in court. And again only a bookkeeping function and not a legal action.
 
"Lot dimensions, size, easements, encroachments and flood status remains subject to a CURRENT certified survey."

It's not perfect, but it's worked well for me these last 24 years.
