Connection public water follow up from client

We have jurisdictions locally where if it is available on the street, you can't sell the subject if it is not connected.

I have been down this road before and local jurisdiction said that it is how it is. Flipper was not happy but he had to connect.
 
Out of lender's hands and my hands. Local jurisdiction rules.

Not an issue in this refi thread, but interesting to know the local rules for the jurisdiction mafia. Being a flipper, you lose money by making a stupid mistake, for which you should have researched.
Seen that happen with other uncommon issues.

Yeah. Really strict local code enforcement. The flipper should have known. I reminded him. I gave him good instructions who to contact to fix it.
 
In a situation like that, it is like getting you off the hook. You have local jurisdiction on your side. There is no argument left. Value was not an issue in that case. Local jurisdiction was problem and I was not putting my neck on the line.
 
Zoe, just curious. If you would have not caught it, would the jurisdiction have caught, it being a sale. We have 1 county here where you need a house inspection by the locals to get a cert to sell it.
 
I have been doing FHA appraisals since the early 90’s and the benchmark was if the cost to connect is less than 10% of the loan amount, it is economically feasible and WE say that. If times have changed and this is wrong, can someone point out where?

I am not sure. This particular suburb is very strict on code enforcement. They were on it quick when I asked about it. The flipper was calling me quick.

If you have a cracked sidewalk, you can't sell until you repair it.
 
This flipper was not familiar with Bartlett. He found out quick. They are strict. Same way with police. Better not speed there or run a red light and come to complete stop at stop sign.
