Considering filing complaint for lack of market conditions adjustment on stale comps

The op IS ALL ON market condition.
 
That is scary. The OP has also made comments that nothing in subject subdivision has sold recently.;. That indicates urban or suburban. H&B use could come in to play. The OP is a player
 
Your thread - like chum in the water - has now attracted all of the "characters" on this Forum. May God help you. :ROFLMAO:
Now Allie-You may be getting near the penalty box because we do not make personal attacks on our forum peers. And we cannot afford to lose anymore on the forum. We already have many appraisers gone or missing and in the end we may end up with that a so called character having the most disciples.

Remember you only need twelve Disciples and one Judas. Now how do we know that you are not the Judas or a False prophet in disguise ? You must first prove you have the gift of prophecy or divine inspiration or to have spoken to God directly before you can invoke the (May God Help You ) upon another person or their soul. Otherwise you will be considered a False Profit or a Heretic and those appraisers will be banned to an-eternal life in that dark place place called Appraiser Hell. Remember differing opinions are not like "chum" in the water" if they were not contributing something positive they would have no disciples.

Well it sure looks like the fun has continued! Busy day on my end, but just popping in to assure you all that I plan to get back on here at some point to respond to any questions / comments.

Just because some segments of the market have increases that are supported by numerous sales, there is no guarantee that all types of property have the same appreciation. An appraiser can't make that assumption based on limited market data for the specific market being appraised. I can understand the appraiser's concern. If the market is so hot for these type properties, where are the sales to show this hot market?

Then confess it and it's done ! If you want to debate Hebrew or Greek I will privately-deal with you ,. BUT your statement about "Chum " was wrong-and you need to apologize to that person who is just posting His/Her opinions on appraisal methodology.

I think there's a misunderstanding here. I referred to the original thread author's post as "chum in the water" that attracted everybody (including me).

I think you misread my post, which was (clearly I hope) intended to be humorous and was not poking fun at anyone's opinions that were expressed here.

Its actually been a very informative thread. I've learned a lot from reading everybody else's posts. :giggle:

I have already told you your best choice. Appraisers are not deal killers. The bank wants your money. Trust me.
