Contaminated Well

Gee I guess the "community standard" to be contaminated? How close are they to a public water source? Can the Airport run a public line to the neighborhood? Do they know the extent of the neighborhood affected. I think I would discuss this with the lender before proceeding.
 
JTip-it was for a conv refi. I appreciate all the comments. I spoke with the lender and let them know about the contamination, and as several have speculated, the order has been canceled.
HA! They can't sell it so they'll at least dip into a refinance.

Before they completely walk away and let the lender take the property.

It's your problem now. Screw this place we're moving.

That lender should consider themselves lucky the borrower did not qualify for an appraisal waiver and instant pass through!

As far as methodology. There is none. These matters become resolved over the long term of class action and litigation, which sounds like they are not there yet.

What is the value of contaminated land that nobody wants to move onto and everyone wants out? Can you put a price on that?

The funny part is that if the loan would have been originated, and the appraiser would have tried to simply get it done. The lender would have sold the note and the appraiser would be on the 100% liability hook.

If they really wanted the commission on that one they should have used FNMA's PDC program.

That's an interesting take. We've had contaminated aquifers for some time through this country.

This is where municipal taps come into play, which require massive expense.

Sounds like they residents got shorted with the individual filtration approach.

However if it's ag or land related, values just tanked because there is a clear difference with marketability and usability when your water is free, vs paying by the gallon.

Honestly, if one is not aware of the forever chemical argument already, this is not an appraisal that should be fielded. It's a complex situation.

We fight our entire lives to keep this stuff out. We ditch plastic whenever possible. We avoid fire retardant chemicals. I even carpet shampoo a new mattress several times over before daring to use it. We switched to leather couches, we pre wash every fabric, avoid all polyester, and one day hope to get the damned carpets out too. Don't use alien tape it's a solid substance that is basically forever chemical. Any of those instant stick magic stick tapes, it's all forever chemical. Flourine.... If you're still using any non stick anything, throw it away and replace with stainless steel or iron immediately. Special pro tip; You're getting this stuff in micro brews if you're a beer drinker too. Go for the high volume brands instead. Images attached. There may be legitimate solutions one of these days, there is some novel studies on light wave related bond breaking of the flourines. We're talking a global effort while the production has simultaneously increased rather than decreased despite what we know. It's not a good situation and is one of humanities most pressing dilemmas that hardly anyone is paying attention to.

"The Dry-Redwater Regional Water Authority (DRWA) is designed to serve approximately 4,400 rural and municipal connections (nearly 15,000 residents) across Eastern Montana. The estimated total construction cost for the extensive pipeline and treatment system is roughly $630 million."

75% Federal dollars, 12.5% State dollars (probably from the Feds), and 12.5% County dollars, so it is free. At full usage, that works out to about $143,000 per connection. The DRWA was created in 2005, and some action is taking place in Congress, so about at 25 to 30 year wait for resolution.

yeah, It would take both federal and local tax dollars to fix it. EPA would be involved to mitigate it and other oversight. It would not be cheap per house.

You should celebrate. Please tell me you charged something for canceled assignment. How many hours did you spend on this assignment? ?????
 
This is a big time lawsuit against you just waiting to happen down the road. The fact that one house was listed and after several price drops was pulled I think tells you all you need to know about marketability in this area.

If I were this homeowner I'd be looking at a different intended use--one that would seek to compensate me for the loss of value of my own home because of the actions of that fire department.

Ask yourself this question, what would YOU pay for this home knowing what you know?
