Wow, 14-15 a day. PLUS most of them have their own business as well. How do they do it?

Of course there is the appraiser that also had trouble with 14-15 a day, and said he didn't think he could do more than 5-7. That is still a wow to me.
 
I can agree, 5-7 is huge let alone 14-15. I do like the $400,000 salary though. Nice how the condo listed for $85,000 and was appraised at $90,000. You think that was the market? So apparently it's who you know, not how you work that gets you the job......typical!
 
I don't understand the problem. It boils down to three words: Scope--Of--Work.

These articles are written to make it sound like it's taxpayer money involved. It isn't. The people paying the fees are the banks and security holders. They are not complaining. They appreciate having 3 people form an opinion of value for less than a licensed or certified appraiser would charge. Plus, in many counties, they don't have to pay until the court case is closed. How many of us would take that deal?

Back when there were only 1-3 forclosures a month, no one wanted the job and no one made a stink about it. No one wants to drive to the sheriff's office and pick up one file, then drive to the property (and perhaps get shot at), spend time on the value opinion, and then drive the file back to the sheriff's office for a fee of $50-$80 that will not likely be received until 10 months from now.

What's the problem?
 
This is nice work if you can get it. I agree with Joker. The SOW is so narrow as to make 15 a day doable. In addition, jurisdictional exception prevails.

I would, however, love to see a typical work file, for anyone bound by USPAP. One potent criticism I can level at this practice is that obtaining the work is mostly a matter of political patronage. The other, of course, is that very many of those doing the appraisals have no business, training, back-ground, or sense in opining values for any purpose, let alone market, dispostion or liquidation values.
 
I agree completely with both Calvin and Joker. But if we were smart appraisers we would utilize these as fillin work, but like Joker said no one wanted to take them. Now we all just complain about it.

Calvin is correct, we should be a mandatory state, but there goes the BPO's and every other type of value assistance. Just my thoughts.
 
Mandatory licensure!

Until mandatory licensure is part of our state's law, this is going to continue. I understand the SOW, etc but I do not understand unlicensed people doing these. I have yet to see a county where this isn't political payoffs.

Incidentally, in our county a deputy sheriff drives you and court house officials gather tax and legal.

Put me in with the scope of work guys. I am on the probate list in one of my counties and all they want from a reporting standpoint is the value and signature on the inventory sheet. When I first started I asked about the extent of the inspection (interior or exterior) and was told to just do the best I can. I have never had any follow up questions, but for what it is worth, I do keep a file with comp info, worksheet, etc.. I also take the time to do it right because it is the right thing to do, I am putting my signature on it, and the heirs may depend on it for other matters. Unfortunately this is in a county with mostly acreage sites and a wide variety of home styles, quality, etc,.

You should be able to do a large volume of similar scope work in a conforming/urban area with 6 comps within 3 blocks and in an area you have been doing for 20 years. Especially if you are able to batch them up so you are in a small section of town on any given day and do those areas enough that you were there for 6 appraisals last week, 4 the week before, 5 the week before that........

There used to be an old saying. "I knew what it was worth when I pulled into the driveway, The hard part is proving it." 15 a day even under the limited scope does not sound like there is much proving going on, but I suppose I could give them the benefit of the doubt that they are using a qualified assistant to compile data and fill out the paperwork so all the appraiser has to do after the inspection is the mental work and some basic calculations.

I recognised Hambleton. Weren't they appraisers for years as well as large shop owners and teachers? The only other one that sounded familiar to me was Sutton. I think I remember a politician with that name. Sorry I did not pay that much attention to politics when I was in Columbus.
 
I did recognize some names. I still see nothing wrong and am happy for them.

Political payoffs are not part of the equation in every county. I know of at least a couple of instances where it has more to do with availability, professionalism, knowledge, and courage than it does with how much you paid to whom or what party you belong to.
