Contract calls for new roof; can the appraisal be made as-is?

they also can condition if on a roof inspection. It may need replacement, it may need a repair, it may not need anything, just an older roof still functional. The OP should have asked seller, agent etc about why the contract calls for a roof replacement. It certainly is unusual for that to be in a contract - what if the deal does not close - seller spent 15k or whatever on a new roof ?

The appraiser does not know if roof is deficient, though it might be - the OP still has not said what they observed at inspection.

The lengths that you will go to try to make a point that's not worth making is amazing.


Its safe to assume that:

People don't replace good roofs and...

Either the seller disclosed the problem or an inspection revealed that the roof is at the end of its life and...

The buyer and seller are convinced of the deficiency to the extent that the seller has agreed to replace the roof at his expense.


What more does a rational appraiser need to know?

I debated whether to answer to not seem like a pest...well being a pest ...
Bold below OP, he already tried to get the client to accept the report as subject to new roof - and client rejected .
None of us can answer why - since as you say it seems logical assuming roof needs it, so something is NQR - perhaps OP mis understood the contract, or its terms is not truly binding that the seller complete the new roof prior to closing - ?who knows we sure don't

While a client can not force an appraiser to accept an unacceptable assignment condition , an appraiser can not force it on a client either. The client already rejected it as subject to - so where it goes from there up to OP if they fill us in or not...an interesting discussion!

Good morning, my client wants me to change their appraisal from "subject to" completion of re-roofing to "as-is."
