You laugh but the owner thought it was worth $158K.

Maybe if I can find some more adjustments like it's closer to the first tee or the snack shop, I can squeeze another 6 thousand out of it.

Maybe it has a south facing window that the comps don't have. I've heard that argument for the difference in the value.
 
No, that won't work. They are all in a row like ducks, backing up to the golf course.

However, I think there was less snow on the subject's roof than any of the comps so that is something to investigate. The subject is also a year and a half old while the comps are brand new, so everything is broken in and running right. That's got to be significant, right?

Geez, do we have to point out everything? Obviously, if there was less snow on the roof, the home has superior roofing material that majically sheds snow. This was a HUGE option when buying that home. It is a quality of construction adjsutment if I have ever seen one.

Or, could it be that the others have superior insulation, thus not letting the heat out of the roof, which melts the snow off, thus it is actually a negative adjustment, meaning you really need to find 10k.
