If a tree falls in the forest and no one is there to hear it, does it still make a sound?
Yeah. If a house burns down when no one is home, are the flames still hot?

BTW, if I register my appraisals under a different 'company name' or 'entity', what is the likelihood of anyone being able to access those appraisals?

One can search copyright records in many ways. For appraisal reports the simplest thing to do is search for the keyword "Appraisal."

Danny,

I never thanked you for setting me straight on what was required if one sent in a complaint to a respective Appraisal board. Remember you said, No assignment NO USPAP. I knew you were right, I just never acknowledged it.

Any rate, as a student today in USPAP update put on by my chapter I used it as an example of an action outside USPAP. AQB Instructor John Bosworth, MAI, SRA loved it. I quickly gave you credit for educating me. :rof:

So, comp checks are okay after all? Or are we 'assigning' reports to
a new lender.

elliot,

I said that by leaving out some details. It was meant more as a message then a statement of fact.

If you file a complaint with your state on another appraiser you dont have to comply with Standard three. You still comply with ethics section. It a professionalism type of thing.
