Correction request three months after effective date for mold discovered

I'd tell the client to provide an estimate for the cost of remediation. Personally, I'd double that amount to reflect the approximate market reaction to the issue and would make a corresponding condition adjustment.

I absolutely would NOT make any revision w/out an estimate.
 
What's the cost to cure the mold? I have a paragraph in the addendum of the report about how I'm not an expert in mold, or other stuff.

I still believe you need to provide an UPDATED appraisal, not using the original inspection date, since that condition was only obvious 3 months later.

Only an expert in mold remediation can accurately estimate the cost - not appraiser territory.

IMO, since it is unknown if the mold was there at the time of the original appraisal, you could revise the original report leaving the original effective date, etc. with some disclosures.

Or you can consider it a new assignment/update and proceed that way.

I doubt the client will care which way you choose; they just want a number so they can unload this pig.

Just because the inspector IDs it 90 days afterwards means the appraisers observations still stand. I am not responsible for things I do not see. If I was using that date, then it is contrary to what existed at that time (a Hypothetical) - The mold likely grew due to a lack of circulation of air and the humid conditions AFTER the date of inspections.
