Old window panes look wavy, distorted, and handmade - even after 1900. Understand their manufacture, and you'll know why.

Ever peer through an old window and see ... the glass? The distortions in antique glass are part of the charm of old windows and a historic feature well worth retaining. Though some may tell you that ripples and dimples are a sign of age - as if glass sags like flesh after a century - the truth is less fantastic, though almost as amazing.

It's all a result of how glass was made. Once you grasp the two basic methods used to make window glass until the 1910s, you can tell a lot about the age of your windows and how to care for them.

I use fair and low quality all the time. A Fox and Jacobs or History Maker Home in this market is low quality. Boxes with minimal finish.


Yeah CP Morgan was one of those. They can rated as low to fair quality.


The typical tract builder is fair quality. Some spice it up with granite counters, hardwoods in the living, and some press board trim work.


The next bunch of appraisers that needs to be sent to the board are the ones that do not include a "marketing" cost". That's another one you never see. :)

I usually add 6% of the finished property for marketing.
 
I didnt think JGrant would have much to say about the published data ... time for all other questions but not time to comment on what is written that an appraiser MUST do according to the premier publisher and educational institution on appraisal in the industry.

Just day by day more disappointed in the supposed greatest generation of all (appraiser wise), although I guess 19 years is post licensing, when it all went to hell in a handbasket...:unsure::shrug:

Probably from fighting this fight and trying to educate for a week only to have the one that needs education to simply wave what you say away with a wand like your taking the time to actually gather the information meant nothing.
I certainly have sympathy with Rex .... and David ... and others here who have tried to no avail.

So sometimes its frustrating and makes you crabby!

It may be as useful (applicable) today as it ever has been... to help illustrate external obsolesence.:icon_idea: Conversely in a hot market, it should reveal the excess EI/EP/Marketing costs...:new_smile-l:
