I remember my first attempt at costing out a MH. I remember how low it came in and I called a MH dealer and also got laughed at and told that they can't buy them from the factory that cheap.

I went back to the books and found everytihing I was missing. I'm in a high cost area and I find that M&S and NADA are almost dead on. In some casees there is no real difference between the figures worked out in these two cost sources and the MH purchase contract price of the unit.

But you have to make sure you get every scrap of cost. Carpet and floor covering for M&S (it's different for NADA) ceiling height adjustments, siding, roofing and skirting allowances or costs, appliance allowances or costs (M&S) etc., etc. And then you have to use the location modifiers correctly. It's usually two different figures added together... Region and specific area of that region.

On top of that there are costs associated with onsite preparations that may or may not be included in the cost tables. Just the final close up, sheet rock fisnish and paint, and construction clean up can add two or three thousand dollars. And don't forget that deliver and set up charges are based on an easy set and non-difficult topography and local (300 miles for M&S I think) delivy. But some areas can vary widely. I just did one where the CHP costs for escort services were over $19,000.
