Cost to cure: removing junk mobile home

I am working on a refi-appraisal for a single family home that has an uninhabitable 14x57 ft single wide manufactured home on the property. Lender wants to include a cost estimate in the appraisal for removing the home. Home is on cinder blocks with trailer hitch still attached. I am not sure if wheels still there (I forgot to check). The home is used for storing junk, no heat or power. Looks like it could survive a move intact.

What would it cost to move it? It was moved by onto the property by owner a few years ago, I don't think there are any barriers to removing it. What about typical disposal fees or salvage value for materials? Home is located in Chatham County, North Carolina.

Call some local removal/demolition companies.

Prices will greatly vary depending on location and accessibility.
 
I'd suggest calling one of your local MH dealers. Lots of them have a sub-contractor that they use to haul away old MH carcasses, including adding the hitch and axles as might be necessary.
 
Call a few local Manufactured dealers and get the names of their "set up" people. I dunno about Chatham County, but some counties have funds available for removal of old MHs. There is a tax on new ones to pay for removal and demo of old ones IIRC.
 
Ask the property owner what it cost to move it onto their property.

Scrap metal dealers may come get it for nothing.

It's about 2 rolling dump bins of materials.

At about $600 each, if you include demolition labor.

Think volume of material.

Then picture a rolling dump bin next to it.

Conveniently; the 1 unit mobile and the rolling dumpster are about the same length, and the mobile is about twice the height.

All I need is a sazaw, a crowbar, a trash bin, and a lackey.
 
Dang. Just can't figure out why you want to remove this guy's storage building? If it was a 14x57' trailer (truck-not mh), would you be charging him to move it? How about those cars w/o inspections or license plates he plans to work on "some day"? Here in red neck land, he may be looking at the mh as a possible place to hide from the spouse. :>)

Not my call, the lender requested I include the cost of MH removal in my appraisal. However seems reasonable to me. If you put the property on the market, I would think a dilapidated trailer would adversely affect market value.
