For the first time in 30 years as an appraiser, I ran into a house yesterday that has no wall of separation between the master bath and bedroom. Besides calling a building contractor what is a good way for me to determine a ballpark cost to construct a wall between the bedroom and bath? Thanks.

I just completed another one with similar bed/bath configuration. I described it and provided a sketch with interior walls to help the client visualize. No adjustments, no conditions. There is a half-wall to provide some privacy while on the CAN. :)

"Living room as coffered ceilings and custom molding, recessed lighting. Good use of glass bricks in several areas. The master bedroom suite has a full bath with no enclosures and French doors to the rear decking. The bedroom off the entry has a smaller bathroom. Both bathrooms have been updated within the last 10 years."

Are walls "required", what other walls would you require. I know it's not in Building Code to have bathroom walls. MY buddy built one like this, I didn't like it but it was finaled. It will likely appear "biased" if you require they build a wall to cover their shameful bathroom functions. : )

Good luck with that

Courtesy of Google: "how much does an interior wall cost per foot"?

Framing costs $7 to $16 per square foot to install top and bottom plates with studs. When including drywall, you'll spend $20 to $30 per linear foot. Framing costs change slightly for load bearing walls, with the type of material used, and for door and window openings.

Yes, a dividing wall is required in this market because I've never seen this situation, despite seeing thousands of homes across the area. Functional obsolescence. There will be market resistance to this floorplan and that will require a cost to cure.

$800 for 13' x 11' wall, textured and ready to paint is the bid i went with. So that would be the cost in Southern Calif
