Most lenders would have a problem with it... since most buyers would want some privacy while on the throne. That would have some impact on the marketability of the property... probably resulting in a longer marketing time.

Sounds like unmitigated BIAS to me!

The *** for every seat was a very common in automotive sales --I worked at College Chevrolet in Jr High & High School-The truck would show up and drop off the new cars and immediately everyone from the sales guys to the mechanics started saying things like who is going to buy that ugly car, and the sales manager would smile and say well boys there's an-*** for every seat.
 
True sayings of the old days never fade away, they're like bell bottoms, always a come back trail somewhere.
How many people can drive standard ? Most car guys back away from those here, very limited interest in todays market.
Long as we're kicking the can around, was at a dealership last week and peeking at some expenses, I picked this one out; Dealer Fee for paperwork handling; $465 to $699 - its all on a computer, no photo's, no travel (this is an inside job) No Stips and when complete, it's a final....no BS.
We are way underpaid for the Services we provide :fencing:

So you would require a wall? Or, deduct the C2C from your final value? I suppose you could dock the appraised value but I wouldn't make it "subject to" something that almost certainly won't happen.

Its not rare in my area --Lewis Homes -- Now KB did these in the 1975 to 1983 period in there so called upper end in my area- We still own one in the City of Upland CA 1980 : )
 
Marketability is NOT individual. It's a concept based on all the Buyers and Sellers within that market. It's a sort of average. If a dwelling has features that appeal to fewer Buyers, the marketablity is reduced as evidenced by longer marketing time and possibly a lower eventual sales price. It is a sort of bias that Lenders want bathrooms to have walls.... it's a biased based on the fact that most people want some privacy when they do their business. Naturally, in a specific market, that might not be the norm.
